Everwood Reserve is a 32-bed, purpose-built luxury assisted living and memory care community under development in the heart of Tomball, Texas. This project is backed by over 7 acres of commercially zoned land in a high-demand medical corridor just outside Houston. The development leverages proven systems and design from the "Memory Care Mansion" model pioneered by Brett Chotkevys, who joins us as a minority partner and strategic advisor. Our team has already raised $1M in an earlier funding round and we are now inviting accredited investors into the second round of this 506(c) offering. With stabilized operations, we project an IRR of 20%+, a 2.39x–2.42x equity multiple, and quarterly cash flow beginning in year 3.
